Mortgages in Spain for foreigners

How Spanish mortgages work for foreign buyers, and what to expect if you don't yet live in Spain.

Last reviewed: 2026-06-15From application to formal offer typically takes several weeks; add more time if your income documentation needs translation or if the bank requests additional paperwork.

Overview

Spanish banks do lend to foreign buyers, including non-residents, but the terms are generally less favourable than for residents — lower loan-to-value ratios and somewhat higher interest rates are standard.

Requirements

  • A valid NIE, required for any mortgage application regardless of residency status
  • Demonstrable income, even if earned abroad, along with a debt-to-income ratio lenders typically want to see below around 35%

Step-by-step process

  • Get a preliminary assessment from a few banks (or a mortgage broker) before making an offer, so you know your realistic budget
  • Gather your income and identification documents, since foreign-income cases usually need more documentation than a standard resident application
  • Have the property formally valued (tasación) — this is required by the lender and affects how much they'll lend
  • Submit your full application once you have an accepted offer on a specific property
  • Review the binding mortgage offer (FEIN) carefully before signing at the notary

Required documents

  • NIE and passport
  • Proof of income (payslips, tax returns, or self-employment accounts)
  • Bank statements, usually the last 3-6 months
  • Credit history from your home country, if requested
  • Property valuation report

Common mistakes

  • Assuming financing will match what's available to residents — non-resident mortgages are usually capped at a lower percentage of the property's value
  • Not accounting for the higher interest rate typically applied to non-resident mortgages when calculating affordability
  • Applying to only one bank — terms vary meaningfully between lenders for foreign applicants

Practical tips

  • Non-resident mortgages are commonly capped around 60-70% of the purchase price or valuation, whichever is lower — plan your deposit accordingly
  • A mortgage broker experienced with foreign buyers can be worth the fee if your income situation is unusual (self-employed abroad, multiple income sources, etc.)
